Tread softly, sounds like he's not yet convicted of the most recent activity.This applicant would lose points in my screening due to having multiple criminal events and for the most recent being so recent.Additional occupants rather than new applicants are a different animal.

I would tread carefully 02,04,06,08,09,19,54 .Though they all have their good places.After I narrowed down block and brick in decent enough zip codes, I would view each address permit history for the latest upgrades or replacementsHope this helps

Wes, I did hear horror stories about beginners getting into the game, so I'm definitely trying to tread lightly and make good decisions, I do feel the homes in PA will be a long shot if I don't have any money to put down so thats probably out of the question right now.

Then you could end the contract if you feel there are extra people there.Of course it is discriminatory to not rent to an applicant for being at the occupancy, so tread softly and document your decisions.We have had occupants at the max, we let them know before they sign that no additional people are allowed under any circumstances.
