The only thing i really need is plumbing,Boiler(convert to central air) and some termite damage. 

We recently pulled up some rugs in Berwyn and found termite damage which made it impossible to save the floors.

But if  you break it all down yourself, its a negative CoC return and you are losing $......yes there are tax benefits, loan paydown, etc. but that still doesn't make up for the fact you are profiting 0, especially if you are investing in a cash flow marketIn the end, if you are just looking for places to park $$$ for the long term it may work out, but if you are looking to make an annual return on the money you put in there may be better ways of doing it.Just my 2cents on this, I'm not a big time investor like some of these guys and they are a successful for a reason.

Highly recommend getting additional inspections (termite/mold/foundation/roof) if needed to assess the condition. 

Given what the market is doing I probably won't buy any like that for a while.I bought a house 1 mile from downtown Nashville because my gut said long term it's going to be a cash cow and create a ton of equity.

a 2y term. it doesn't have to be structured in a way where you're making a quick buck off her or anything, but the terms should make sense for both of you!

Termites/carpenter ants/rodents/pests (more common in certain areas but can be anywhere).Mold.Water intrusion.Lack of soffit, ridge vents, or active vents= mold in the attic. 

I truly don't know, but if the gut is extensive and you are going to hire GC anyways, it might be worth throwing some numbers around to see what you can get.It has had termite and rodent issues for years.
