I'd have to see your overall layouts but I think you are on the right track. we build 3 story stacked triplexes and it's very efficient so don't be afraid to go up either. anytime you build more than 1 structure costs are much higher but if its just to offset mortgage and you want to be separate then I understand. 

My thoughts were that this would be a short-term solution.However, the more I think about it, I’m starting to lean toward a cash-out refinance over 25 years, with a minimum payment structure.

Always good to see how each sponsor is structuring their deals as well. 

I’m also in the early stages of exploring real estate investment, and it’s been helpful to see how others incorporate different tax strategies and asset protection methods.

But why would that make them want to use this financing method?

My method has always been to call every listing that hit 90 days on market in areas that I want to buy.

Add the financing challenges and that you existing structure likely will become rent controlled.  

This is why this method is so powerful.  

I'm totally good with some sweat equity but I'm not in a position to do Roof, siding, structural repairs and such.
