I would recommend buying a standard SFH with opportunities for an ADU, or a split floor plan where you could rent out the rooms!

Unfortunately, not many around like that...The appraisal is about $150-$200 higher than standard cost because they likely went through an appraisal management company ("AMC") to get the appraisal ordered/assigned.

If a person has to ask, at all, I STRONGLY advise to use a PM service for tenant placement.
