How would you recommend, or what resources would you refer for us to properly figure out how we spend our time and appropriately get compensated for it?

I hate having to write all this but I feel bad for all the people who have given Ryan and Tyler money they don’t have to spend after listening to his high-pressure and very unrealistic sales pitch about making easy millions.During the high pressure sales presentation they pressure people into finding ways to pay for their $35-40k program.

Spending on expensive upgrades is not the answer to improve your tenant base in this type of area.Keep the homes habitable, clean, and safe. 

The $200 you spend will help with your learning curve which you do not want to get from the CPA at $350/hr.

Flipping a brand new home likely wouldn’t bring much profit - especially after having to close twice when you first buy it, and later sell it.Maybe you have millions to spend and I’m just missing the big picture… but when I think of “income” I’m usually thinking “net income” after you factor in expenses, like purchase price or building costs?  

My regret is not buying one in Hawaii or somewhere else where my family could spend some vacation time.

We don’t use the 70% rule for anything except to decide if we’re going to look at the deal… and even then we just want to see if it’s close before we spend time running numbers.

@Luis Cerwin as others have stated, Nov - Jan is the worst time of year to have a vacancy.Majority of tenants live paycheck-to-paycheck, so all their income goes to Holiday spending starting with Halloween, then Thanksgiving, then xmas, then NYE.January is also historically the worst month for rent payments due to Holiday Hangover Spending.

@Patrick Braswell Got it. just didn't want you to spend all the time working with your family members if the bank won't approve a HEL.

Your strategy takes advantage of your employment cash flow and ability to control discretionary spending.
