Even then, all of my booking.com clients are American I offer a 25% discount 0-3 days out. add a 15% fee which essentially covers your commission. set up with one hour to cancel, flexible / strict option but no refund 60 days out or later. sync it with Airbnb and or the other ones you are doing.

I feel like in today’s day in age there are so many tools for STR operations and I cannot believe there is no integration for a merchant of sale transaction or some kind of financial app/ software that can take the remitted taxes and pay them to the government automatically.

@Keetaek Hong I have a lot of clients who are facing the same challenges but they understand the long game and that it's imperative to build a portfolio, With that lowered interest rate I mentioned you are looking at 30% down and including PM fees will typically have you around break even or barely positively cash flowing.

Those are the cost of doing business.I will use my clients property, purchased last year as an example:(57,000+6228-3500)/$190,000=31% IRRMy client lost money throughout the year(repairs, vacancies, etc) and had an 8.1% interest rate.All this to say if you can stomach a few down or flat year, you will make a killing!
