It seems easier to estimate CapEx - I know the big ticket items and roughly how much a new roof is, how much a furnace is, how much an oil tank is, etc..

So if say, seller(s) designate no dual agency, or that's not offered in jurisdiction, or that broker does not offer facilitator services free of charges GUESS WHAT, you either get your own agent OR you must do all your own buyer actions to whatever required measures seller(s) have established.

So for less than $5k out of pocket we just eliminated a $3,500 per year oil bill and added that directly into our yearly cashflow.
