First of all @Diana Teng, have you ever gone to a restaurant and asked "is the food here worth buying?". 

ALSO, I have not had to do an eviction following a partial payment agreement (so I don't know exactly how that would pan out in our courts), all of my tenants have so far completed their payment agreements as signed.Multifamily Northwest has forms for these types of things available via the Rental Forms Center at https://rentalformscenter.com/ Their forms are typically well reviewed by local attorneys; as you'll note, on the Partial Rent Payment Receipt there is verbiage specifically about if the landlord has/has not served a termination notice and reserving the landlords right to eviction if the agreement is not completed. 

But I no longer think it serves the majority of investors in this new market cycle we're in.

Just food for thought- It's not always in your best interest to provide all of the materials, negotiate too hard, refuse to pay a deposit, etc.

I like starting small so maybe a food truck in 10 or so years :)I'm currently looking for investors to do what you did except focusing on commercial residential property in Kansas City.

If it wasn't housing, food, or transportation, I didn't spend money on it. 

I want to keep away from any short cuts , I am not looking to take large cuts from sellers (I’m a true agent at heart and looking to serve my clients) .
