My fear started about ruining off basement but thank God electricity resumed and water was pump offed by sump but carpet got completely wet.

My husband and I are in the same boat with a VA loan, and being told that since we itemized and deducted so many repairs, etc last year from our new rental that we can not count any of the 3k in rent towards our income, and so the 2850 mortgage payment doesn’t offset and therefore ruins our chances of getting a mortgage :( 

I feel that the coinvest should be meaningful enough to cause real pain for the GP in the event of a bad outcome, but not so much pain that a bad outcome or 100% loss ruins them or threatens to disrupt their lifestyle either. 

Overpriced repairs can seriously ruin your day (or year) if you aren't careful.Starting off in real estate is always the hardest part... mainly because you only have 1 property to support itself.  

Just imagine an eviction scenario; that's a ruined relationship for life. 

Dont let them keep the horse in the house , it will ruin the floors .

The big, golf course type, Rental Apartment developments, along with the 55 and over Communities, Doctors with 100 Doors etc. have Managers who demand the First, Last and Deposit and go after you with Lawyers to file for a Judgement and ruin your Credit and next Rental Apartment application.

And if you cant rescue these and they end up in default you ARE going to end up in legal trouble 95% of the time.. you ruin someones credit and they are not happy..

Just because someone else's was different doesn't mean it's better, and I think the constant looking around to find validation costs you to ruin the moment you're in.
