It isn't much yearly for a pure investment property.What will it bring in as a LTR?

IT OWNS ONE OTHER PROPERTY THAT IS PURELY AN INVESTMENT PROPERTY THAT WE NEVER LIVED IN. 

House hacking and buying a pure rental are very different strategies.

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $4,000

Cash invested: $15,000

Going to find seller financing deals with 0-10%, finding limited partners who want to double their money in 2-3 years and cover all cost, pure sweat equity.If i close on a multifamily thats worth $1m now, 10% down seller financing so bank isn't involved, after value add it's worth $1.5m, that's a 5x on cash.

From a purely REI standpoint you should keep debt for leverage and to get a better Cash in cash return.  

I had read 50% is a fair number to use for calculations which would raise the NOI by, drumroll...15%, but this is purely speculative) and perhaps the funds or energy to go through an upgrade if they're looking to get out of it anyway.

Make sure you're realisitic and looking at pure NET profit after all expenses, including taxes...When I initially set these goals, I was still in the "bright-eyed, bushy tail" phase of envisioning my future REI portfolio.

That said, purely out of professional curiosity, may I ask what you're hoping to learn in the academy?

And a bunch other stuff he said was lies too, AND he signed the contract on my behalf which is pure fraud.
