You FEEL one, and you KNOW the other.

Once you have done 100-200 deals you can really estimate in you head when you see a deal, so that 100 turns to 5 good ones within minutes and then 1 to get under contact with you to put an offer in. 

Conveniently located just minutes from the interstate, this home offers an easy commute to Bangor and Newport, while Etna Pond and its public boat launch are just a short drive away.

Perhaps some time will provide clarity in one direction or the other.

So this is why it is very difficult to get into multifamily without joining one of these groups. 

Walls are priced one way, ceilings another, then you have baseboard, trim and doors. 

I was more focused on building the portfolio, and it paid off, as I scaled to 50+ rental units in 5 years.I started my own PM when I moved to a different market because I wasn't confident I could find one as good as my previous manager.

I did wake up to an email yesterday offering a 15 minute call with @Dutch Mendenhall for this (Friday) afternoon, but as I told them (and have remained consistent with since this started), all communications have to be in writing. 

You will get some of these as well (This inquiry was for one of my 1500 SF 2 Bed + home office units)..... but by no means does this investment strategy warrant paying for a course.
