I've had to pay for some insurance premiums and some late penalties on property taxes but i can say, I've never been successfully sued in 15 years, because our process is well documented and its not a pattern or pervasive or malicious in intent (Some elements needed to sue in my opinion) if we make a mistake and, I've always made the borrower whole.

I wouldn't want someone else to read my post and follow a failing pattern!

Denver has been a very solid market over the last 10 years and looks to continue the trend as migratory patterns continue to head that direction. 

To build on what Scott said, since this has already happened once, if it ever happenes again with this tenant and God forbid she hurts someone, you may be found culpable since you were aware of this "pattern."

Never EVER accept or agree to accept any tenant without properly conducting all points of discovery and creditworthiness [ability to pay], background [character] data [patterns of behavior in past residences], etc.

This is a small sample so the bid acceptance pattern may change. 

@Rogers Smith @Richard Sherman do you install the same color/pattern/type in every room of the house or do you mix them somehow? 

That will roll nicely for a while, then they will fall into the same pattern.
