I'd definitely get an average priced property (something that is a starter home) in a good area. 

So yes, it's definitely something you need to be careful with.  

I will definitely need help with this one, because it is currently landlocked and will need either a road and crossing over the river, or it will need deeded property access through a 3rd party.

Just be sure to be prepared to get legal advice if you run into grey areas that you are not well versed in to avoid legal implications.
