A dryer is not an emergency and the tenant should be patient while you coordinate the repair.Because they ignored your instructions and chose to hire their own vendor, they should pay for the repair.I also recommend you learn how to handle aggressive or abusive renters.

We ask our tenants to keep the grill on the patio or further from the home and instruct them not to use or store the grill in any garage or shed on the property.

I went into the course assuming I was paying $10k for a streamlined acquisitions process but what i got was two days of narcissistic self-aggrandizing guru garbage, a “mind map” that looks like it was thrown together, 34 “strategies” that can be found for free on BiggerPockets sprinkled with juuuuuust enough guru gimmick word vomit and hand waving to impress the eager and inexperienced, several of which were repulsive and absolutely predatory..Instructing students who get their offers turned down by a seller to walk out of the appointment, get in their car and blast out the property out to cash buyers anyway..

had a guest who somehow was able to "book" my place on airbnb and then get my check in email instructions for their one night stay. but the payment never cleared somehow and the booking was then stopped by airbnb but they already checked in.
