I've been in the lending Industry for 20 years, and I feel many people on BiggerPockets give misleading information a lot of times.

Not sure how many PMCs you've had bad experiences with, but we'll take exception to:"Then do a thorough research on tenant applicants (note: leaving this to a PM may be hazardous to your financial health)".BP seems to have more threads about screening mistakes by DIY landlords as opposed to PMCs.Now, if you'd have mentioned Maintenance, you'd get no argument from me:) Even the PMC industry acknowledges maintenance as one of the biggest challenges.Rereading my post, I kinda see how I sounded negative toward PMs.  

Im so stuck, is there anyone out there that can help me with deal machine or help me some other way Are you going to REIA's and other events?

Hopefully we can pick each others brain and I know we will crush it in the Real Estate industry!

And this is a biggee wading through the fake lenders or the Joker brokers that tell you what you want to hear  but cant get the deals funded and you lose the deal and a lot of money.3. with actual PML  private people  usually have very limited funds so cant scale with them.. they can have a life event and just stop doing loans all together..

Alamo REIA also hold events trying to connect individuals from different specialties within the real estate investing space.

What’s been your biggest takeaway from those events?

If they were so successful in the industry, why would they give all that up to mentor?
