Pretty,  as others have stated here, the permitting process through the City of Cape Coral has been hindered by their ability to scale up their staff to handle the massive demands for all permitting including new construction but also anything else that requires a permit, home improvements, sea walls, alternative sea walls, pools and more.From your post, I can see that you are frustrated, and I believe some of that is due to not understanding the steps and processes of new construction, including what must be done prior to submitting permits.

I would think you should approach some local banks and see how they will handle your situation.

They’ll help you identify the right areas, run the numbers, manage renovations, and handle leasing.Focus on neighborhoods with strong rental demand and properties that are undervalued / in need of manageable rehab.

I got thick skin and can handle just about anything without it bothering me, but I dont want you to be ANYWHERE in the circle of my life.

Trustworthy property managers can make or break a portfolio, and I’ve found that vetting them carefully—checking their reviews, local reputation, and how they handle tenant retention—is crucial.

Would any of you recommend a certain site that specifically handles formation of LLC for rental property?  

Also, the whole point of hiring a PM is to handle tenant, maintenance, and rent collection, so if your partner isn’t actively managing but just supervising the PM, IMO not worth having a two people essentially looking over the same tasks.Contributing financially for one person and the other having no financial stake raises decision making questions, such as when to sell, how profits will be distributed, etc.

I wanted to get different thoughts on potentially using seller finance to handle this deal.
