If stainless then just clean it up maybe buff out scratches.Sinnce everything was new when they moved in I'd charge what it costs to repair/replace damage and ignore any normal wear items.

Think about water access as well-a gentle hill vs flat land.  

I'd personally go the gentle route for as long as I could and try your best to help the guy.

I'd say as long as your not buying top of the line appliances and instead opt for gently used or discounted appliances they should pay for themselves pretty quickly... but nonetheless it is your choice.

I suspended all late fees and have been gentle in talking with stressed tenants, but thats all I can really offer within the boundaries of our contractural relationship.
