I would tell you to do one of the following:  (i) each spouse form his/her own single member LLC and the two LLCs can own the replacement property as 50/50 co-owners, and you and your spouse would then continue to report ownership of the replacement property on your joint 1040; or (ii) acquire the replacement property in a single member LLC owned 100% by you or your spouse. 

I'll give you the secret to success, and if you truly follow this advice, you'll be happy and successful in life, whatever that is for you....

Multiple ADUs on any is not allowed, but I have only heard of it being an issue in SF zoned areas or if unit count hits 5.If you want to be sure of getting non-commercial F/F follow the rules. 

Testing itself costs $350+, and the follow-up testing costs another $300-$400.
