What I would like to are some reading recommendations for learning the meat and potatoes on the processes of completing rehabs, and the processes of working with contractors?

Buying a turn key rental, in an area you know or knew well, with a property manager you've met and trust, in an area that is large enough for you to have other options to find contractors and property managers? 

I'm not sure if the contractors are trained to exacerbate every single problem or not.We recently discovered asbestos in the compound joint.

If you’ve worked with trustworthy contractors or subcontractors in the Jackson County/MO area (especially those familiar with investment properties), I’d love your recommendations.

Look for properties with updated roofs, electrical, and plumbing.

Thank you  The good GCs charge 20% but this does not equate to your savings because the GC will have better contacts, have namer experience coordinating contractors, be more familiar with permit process and expectations of the inspectors.
