Buyers don’t care if you shelled out more on the rehab, if you’re priced too high, you’ll end up sitting on the market way longer than you want, driving up holding costs.Lastly if your buying on market, REO or Corporate sellers are dominating and not as willing to negotiate as owners would.

If not you will find it in the mailbox and can keep it until someone contacts you, or not.If folks change tenants and updated rental agreement are signed, we make it clear that we do not deal with divvying out the security deposit.

If this property is not in a great area for that or if the the property is in need or repair/ update,  then maybe the option of trading the property to a newer bigger Ltr is a good plan. 

Update, confirmed with the city and it is legitimate if the property is in the name of the LLC, and the LLC is grandfathered in before restrictions were put into place.

That would be great if you can post the study here.P.S what are your thoughts on PropertyRadar(I hear they do daily updates I dont know how true this is though) and Listsource by core logic(the site claims daily updates)? 

I try to keep updated, but like I said there's a lot of content that I'm going through.

Eventually the kitchen will need to be updated, but the bathrooms are updated and tile floor throughout. 1 tenant for nearly 4 years, just changed out tenant.
