If you’re considering other custodians, I recommend focusing on those with a strong reputation for consistent customer service, transparent fees, and ease of account management.

We are in Tampa so a similar market.We provide a starter set which is clearly communicated to guests (thought some people do not like it and clearly do not read which you cannot help) generally consisting of:- 2 Laundry Pods- 2 Dishwasher pods- 2 Rolls of Toilet Paper per bathroom- 2 Paper Towel Rolls- 2 Trashbags- All soaps are refillable including dish soap, hand soap, and body washes/shampoos.They are expected to get their own should they run out of anything. 

My question again stems around using seller financing to allow them to receive a consistent monthly pay of X amount and delay/lower their tax bill in the short term instead of going through a lender to borrow 800k+ causing my mortgage to be significant part of our income roughly 40-50% of take home -  which we are approved for LOL.

Very difficult to identify 2% deals in areas where you can consistently collect rent with any kind of predictability. 

If you consistently analyze properties, recognizing a good deal will be much easier when it shows up.

I was told that they will make the complete rent payment in mid January which I think it will be a lot for them to pay at once, since they have defaulted in the rent consistently for 3 months now.
