Hey @John FriendasI have purchased 4 of my Co-Living (rent by room) properties with DSCR, 1 of them within the last few months.Not that I necessarily recommend this, but there are short-term-rental DSCR products.

Some buy to park money, others do 1031 exchanges or they simply buy them for a tax write-off. 

They see a renewal of the current business tax rates, regulation and permitting rules getting slashed, tax code being simplified, and federal deficits on a one-way ticket down the elevator (which are a longterm drag on economic productivity).Just look at the growth in tax code complexity over the last 20 years.

Yes, it's true that you might be able to find a product you need at a greater discount when a brand like Wayfair or CB2 is having a sale, but I've found that they truly do offer superior discounts at scale, even considering the fee. 

Insurance market across the country is very tough, especially for older product. 

Is buying a rental into a living trust a good idea?

If you are going to get a DSCR loan, you cannot live in the home, end of story.There's plenty of qualified LO's around here who's job it is to find the best product for you.

The buyer ended up buying and reconverting to a single family, and doubled his purchase price.

What ever you're doing to find/buy/create deals is working.

That is like walking into the store to buy juice that is for sale for $5 and paying them $7 for it because you want to pay more than what the juice is worth.
