If s/he gives you static, talk to their broker.

what folks who have not really owned a mortgage or hardmoney company like I have don't realize is.   20 to 25% equity coverage is not near enough in a default scenario unless the asset has gone up substantially from when the loan was made. if the value is static.. you will lose principal.. in most cases if you only have 20 to 25% equity coverage..

Brings me full circle to a college job I had in a photofinisher spotting large prints by hand with a brush.  

This model is well suited to singular and static investments such as crowdfunds and other private placements.IRA & 401(k) facilitators create plans that put you more directly in control of the funds and transactions. 

Those are 99% of hand power tools I use on a reno, I have the brushed versions and love them.

The LA fires are different those hills are solid brush.. for the most part and burn routinely.. 

I would start by reaching out to an agent (perhaps go to your local REIA and ask for suggestions) and ask them to send you multi-family listings.Also, make sure to brush up on your deal analysis, so you can jump on a good deal when it comes along.
