There is one in Waltham that is easy coming from Wayland the 2nd location is in Worcester and since you have property there that would be worth looking into as well (They have different speakers and topics each month and there is some but not a ton of overlap in attendees).

Not to mention that some of the coaches encouraged attendees to raise their credit card limits to the point where they could afford the sometimes 40k+ price tag!

The attendees generally agreed that although there are plenty of REIAs in the area, this is one that continually offers value at each of the various meetings that are held over the course of month.

. $$$$..It costs so much to get a room, and/or spring for a guarantee in spending of cocktails or food from the attendees.

It is true, that new beginning investors, or more of excited and motivated seminar attendees are  flooding the market, which does not help a great deal of the true investors out there.

They have a special guest this month and as a new attendee your first visit is free. 

Tucson meetups come and go but often don't receive a lot of traction regarding regular attendees.
