I am using an FHA loan so the house has to be my primary residence and there are no other bedrooms 

I have an Ohio LLC and, since I am using investment loans, all my mortgages are assigned to my LLC.

So far, I was not lucky, I am using DealCheck to see if potential properties could be the ones to invest on but the cash flow is always negative (rental or BRRRR)...

I do live in a lower-income area that is now up and coming (more job opportunities, more infrastructure being built, local amusement parks, close to city, etc).

Our sourcing contacts are not coming to us with attractive existing notes.I am used to purchasing real property at 12 -15 cap; maybe not when I make the purchase but I can bring it to that cap shortly there after.  

I am using Craigslist but have not got much good response.

I am using Texas Secure Title but I use the Ft Worth office and have a personal connection there so mileage may vary, but at least it is somewhere to start.

@Daniel Rutledge oh ok I thought you were done, I am using my discover card checks and then just transfer the balance to the other card.

i want to make sure i am using my money in the most efficient way. but i do not want to get stuck in analysis paralysis so i just need to rip the bandaid and go from there.
