By the time we were finished the framing (floor joists, rim joists, blocking, etc),sub floor insulation, particle board sub flooring, sill plate, wall paneling, insulation, wall framing and all the electrical wiring had been severly exposed to black mold which is very carcinogenic and all these homes ended up being a total loss costing the park owners 10's of millions of dollars in settlement and legal costs.Be very careful and do get a thorough mold remediaton expert involved even if it costs you a few bucks.

.******* I am not a doctor or lawyer or advising anyone to go start eating popcorn ceilings or huffing asbestos******What casey states is correct, however if you are going to DIY spend money on the best respirator mask you can find at home depot, and if you are going to remove the carpets, and you want to scrape the popcorn ceilings, use a hose to soak the ceiling to make it come down easy and  to lower the dust particles in the air.

If you can't find a local RTA cabinet supplier I've bought online from cabinetgiant.com and thertastore.com, both have solid plywood nice looking cabinets for less than the cheap particle board ones from Home Depot/Lowes.

In one bathroom where it had a leak and the floor needed replaced he told the handyman to just lay a board across the floor for them to stand on, and would not authorize him to tear out and replace the particle board flooring that crumbling.

My rents are $1200-1700 depending on size and location.I use oak cabinets not only because I can get all wood chinese imports as cheap as the particle board crap from the home center, but because its classic, no one is going to respond strongly like they might to painted, or dark.

One has a crack in the maple wood front (5" split north to south where opposite of the hinge), and the other damage is on the particle board (3"x 3")  near the back of the cabinet at the top.

So his repairs consisted of tearing out a nice granite topped double vanity and replacing it with about the cheapest smallest piece of particle board + formica topped used POS they could find.Note that we had JUST taken possession of the property and moved in, and the beautiful guest bathroom was one of the selling points.
