The property I am looking at is a duplex near Princess Pl Drive and North Kerr Ave in an HOA neighborhood.

This is for a flip property.Initially we thought we will use the same granite (pattern - Ruby Sapphire) for both cabinets counter top and for the island.

Themed nooks like: an over the top bed canopy that a Disney  princess might own, etc.

It sucks.Ouch, and you can't even get a small load of sapphire to put into the aquarium.
