I'm supporting my Dad right now and I'm just about to embark on a marriage with my long time partner. 

My current business was basically a home run, but I burned through money in failed endeavors before and a failed marriage before, so my "family credit score" is in the rebuilding phase, haha.

These little 3/2s will make good rentals when the marriage breaks ups and the owners default in a couple of years. 

You see I work 2 jobs (Counseling Coordinator at a high school and a licensed marriage & family therapist at my own business practice) which is about working 58 hours a week. 

Some states have common law marriage , after so many years and kids , they could consider you married .Safest thing ....................stay single and keep it zipped up 

There are a few hardships which invalidates this clause - job transfer, marriage separation etc which do not apply for me.

(Think marriage.) 

To make a long story short I ended up getting stuck with all debt that we had accrued during the marriage.

Plus, stuff happens...move, marriage, divorce, kids, can't management, don't want to manage...and you want the property to support your life decisions.We psychologically inflate the value of things that we already own over items we don't own...it's called the endowment effect.
