Mine is thus...in a nutshell, the only way for a seller to offer seller financing without having to be concerned with licensing, is to have a NMLS registered and State Mortgage Originator Licensee handle the transaction.

Another avenue for licensees who may need a quicker stream of steady income can be obtained by working for a Property Management company as a leasing agent.

According to FAR, the state added 28,507 new real estate licensees in 2015, a 142% increase from the low point in 2010 but below the 42,126-licensee high point of 2005 when we didn't have a real estate market, we had a speculators market.

Unless you have a mentor or background granting a lot of knowledge in these areas I wouldn't recommend them for a new licensee, but a client will probably ask about them at some point.
