I just found this bank and am closing on the first loanwith them in a week or so and already started the second loan with them.btw: All of these allow refi's with no seasoning.To me, the holy grail of portfolio loans is 5% and 25 yr amortization.But I'm just glad I have so many options these days.

They may appear to be a deal, but you go see them and HOLY COW they are some of the most jacked-up POS's you'll ever see, and when we run the numbers our max offer is maybe 60% of that "deal" price that the bank of offering.

The last three duplexes are ranging from 1.8 - 2.1% times have changed for the better.I should add these are the same areas we have always bought in.Even 2% is a 8 1/2 year payback assuming 100% financing though... to fully pay cash and except payback in 3 year is nuts, that's the 5.6% "rule"... holy cannoli.
