Check local rental listings to see what other SFH rentals are including or not including, and/or call the number & ask.Also, check with the utility companies to see if they offer a "landlord" account system, so if/when utilities are disconnected the service & billing roll back over to you.

No original thought here, but I believe strongly that the single biggest reason for failure or lack of action is a disconnect with their purpose- their “why?”

@Isaac Geller the disconnect here is that you are confusing concept of "return" with "cap rate". 

You never disconnect.

So the disconnect is deep and wide. 

The sole exception may be if you're renting to a tenant who is just so old (or otherwise culturally disconnected) that they don't use digital platforms, and getting them to do so would be more work than the benefit would be worth.In my observation, hardly anybody under 30 uses checks anymore except where the government (or their old-fashioned landlord) requires them to.
