Also received a lot of verbal abuse about the +++++ing appliances, my ++++y repair service options, and the incompetence of my homebuilder who tenant says had installed the dryer incorrectly (installed by Lowes, because they won't warranty if anyone other than a professional  they contract with does the installation.

I don't do "financial goals" for the owners, but if you do, be prepared to know what to do when your client is below the financial goal of "x" but he has the expense of "y".Tenants don't (and shouldn't) care about the financial goals or status of the owner.

Here's how:1 - New roof cost about $5k.2 - If you pay for it while you own it, it's a cost to you since it comes out of your pocket in the form of cash, that you have to recover before you make a profit.3 - If you bury it in the original financing when you buy, (Terms - 4.5%, 30y am), it will add $25/m or $300/y.4 - If you sell the property in 5 years, your cost (in lost CF), is only $1500.5 - Now, when you list the property for sale, and declare a new roof only 5 years old, do you think you can get at least a $1500 increase in your sale price?...

@Shireen Y.- Yeah so Civil Code section 5715 applies to a situation where the homeowner is trying to pay off the debt to the HOA and redeem his / her interest in the property.

So, if you said, "I currently live in X state and I want to move to Y state"...then your lender would ask you to declare your residency in Y state - and then they would call your employer to make sure they are good with it, etc.

@Greg R.It cam be difficult to be at the top of the searches on both AirBNB and VRBO at the same time, because both availability given to the platform and previous bookings on the platform are big factors in the algorithms used to elevate placement.
