I would hire an attorney who is good with non-disclosure issues, and sue them immediately if they are unwilling to compensate you accordingly.

It's not extremely common, often it's the bank that's unwilling to do either because they need to clear the title up through foreclosure or they need to foreclose to be paid out on mortgage insurance.
