Bought a house through turnkey, but my name is not on title
Hi everyone.
I'm new to real estate investing. I purchased a house through Memphis Invest in August of last year. It was rented out from day one, rent has been on time, and I have an escrow account with Supreme Lending to pay my taxes and insurance. Everything has been running smoothly (from the management side) and I was planning on buying a second house through them.... until I got curious about how taxes works and why Dallas county sends the tax bill to the escrow company only, without sending me a copy? How do I know that the taxes are being paid on my behalf? So I contacted Premiere Management, who then told us me should contact Supreme Lending, who didn't get back to me.
While waiting to hear back from them, my husband pulled up the title of the house, which shows the primary owner to be someone else entirely, but the mortgage record shows it's under my name. We went to the Dallas county website to search for the property and the names on there were that on my husband's name, misspelled, and a second name that's not me. The address listed is close to our address, but also incorrect.
I have the deed of trust which has my name only, and the correct address.
We've been trying to get an answer from Memphis Invest, Premiere Management, and Supreme Lending for weeks, but we haven't gotten an answer. They've been responding with a link on how to pay taxes and a number to call to check if taxes have been paid. But I want to know that taxes have been paid under MY name and that my name should be on the title of the house.
My question is, how did this happen? Do we have to call up Dallas county and try to rectify it ourselves? This might be a really dumb question, but what is the one document that proves the house belongs to me?
