Your average starter home 3b/2bath in the $260,000 range. 

If it was still my primary I'd be closer to 1% range. 

I have found HELOCs that range from 70% LTV upwards, but they vary from lender to lender. 

In that 800k-1M price range you may want to consider less cash flow for 1-3 years because in the right areas the rents and value appreciation is kicking in faster. 

My goal was to get all of my paperwork together and bring it to an attorney who is also a real estate investor or an investor friendly title company and make sure that it will be sufficient for the state of NC so that I can get my hands dirty immediately.

Hopefully she provides the receipt but if not you got sufficient discount to be acceptable.This is not a big enough expense to be bothered by.  

Now, for the sake of completeness, I have to add that my deals were back in the 2015-2017 range, so things may have changed in the meantime (I doubt they have). 

Looking at the listings, it seems like there are a lot of properties that are competing around the same price range.

I am looking at a mixed use building in the 6 to 12 unit range in an expensive area of the country.

To top it off, the market was more within my price range, and I started to see numbers that I was excited about.I started looking in Ohio in December.
