I don’t think I’m at a place in my life where that is necessary for I own a home already and having a wife and 2 daughters under 2 years old, living with strangers is not how I want to start. 

I work roughly 200 hours in 2 weeks so I am no stranger to hard work or long hours.

Finding a mentor among strangers on the internet is like looking for a spouse on the Yahoo forums; it all looks good until you meet in person and they drain your bank account, attempt to poison you with antifreeze, and run off with your 57-year-old alcoholic uncle.

You should avoid using contracts found on the internet or handed to you by a buddy (or stranger!).

The top two are co-mingling funds and using the LLC as your alter-ego (just imagine the LLC as another person, a stranger to you, when transacting with it).As for insurance, yes normally those who invest with their personal names use homeowner/landlord insurance with an umbrella policy (ref:  https://www.biggerpockets.com/...). 

I couldn't imagine spending 5, 10, or 20 years developing a system and then just handing it to a stranger for free.If you find something, that's great!

In this particular deal, the tenants were inherited but after running credit they were well below 600, and we're also illegally sub-leasing the unit to a stranger, months behind on rent & also had lizard's no joke just roaming the apartment lol.
