One thing I discovered recently is they make heavy use of the Schedule E from your tax return, so if you clean up your Schedule E (eg by minimizing repairs and maximizing CapEx and accelerated depreciation), you should be in much better shape.  

I haven't seen any that are "too old"  just some that are in too bad of shape to not tear down and start from scratch. 

For your team of brokers/agents are you looking for buy and hold, fix and flip, wholesale, syndication, SFR, multifamily, value-add, commercial, land?  

However, PS is more established and we are focusing on 4/2 SFH (no land lease and under city caps). 

BULLYING is never OK, not in any shape, form, or fashion.  

Is this something that transfer with the land or is it optional per owner?

It seems that those areas are full with new inventory. my concern is that is too close to the Mexican border and that there are many lands available for new construction.

I'm getting a lay of the land and found a potential deal in Palmetto Beach.

I see house hacking as a way to learn the ropes of investing and land lording all at once.

I'm sure they will land on their feet with another gig.
