You need to remind her that none of that other stuff matters if she doesn’t have a place to live.On the other hand, if you didn’t screen her (or screen her well), and she actually can’t afford this place (it’s not a good sign by the way that she needs a tax refund to pay the rent since those only come once a year), then I’d seriously consider having a talk with her and discussing a plan for her to move out.

I would remind them that an eviction and/or collection filing won't serve them well in the future nor give you any satisfaction so it's in everyone's best interest to "move on..."

@Avvy Morales If they knew you were coming by and that is the general state of the place, I would remind them that they need to do a better job as they may create other problems-think mice or bugs or mold.

It was KC specific and I am sure if you are in KC, you have an email from me sitting in your in box.But the important item you need to remember is if you let one tenant slide or set up a work out agreement with one tenant you need to do the EXACT SAME THING WITH ALL TENANTS.Just wanted to remind everyone that Fair Housing does not take a break for national disaster.
