Inherited Property - Cracked Siding: Asbestos vs. Wind Damage

Keniti Pinkett

Hello everyone, I'm new to investing and recently inherited property in VA (vacant). I notified the insurance company that the owners are now deceased and requested estimates to insure the property if once I decide to rent or sell it. The insurance company located another company who took photos and the company they found said they have oncerns about chipped/cracked siding (caused by asbestos). They need to know my plans to sell, rent and if I plan to repair or replace the siding, and perform any additional renovations, etc. before they send me estimates.

I did not authorize asbestos testing and do not believe the house is ridden with asbestos. Should I file a claim with the insurance company to address the repairs or should I file a claim for them to replace the siding? Should I also inquire about authorized payment of an environmental/asbestos test to the exterior of the residence and ask if asbestos was disturbed and request a copy of the report, if a test was even conducted?

The house was originally buildt circa 1930 and rebuilt 15 years ago after a fire destroyed the interior and exterior. I reminded the Director of the fire when we reviewed the current policy but it seems assumptions were made that damage was caused by asbetos. The chipped siding is most likely due to the severe wind storm that occured the week prior.  Lastly, the residence is located in a really small town but I'm thinking I need to part ways with this company once the policy is up. Your feedback and recommendations about upcoming plans to sell or rent and the impact of the underwriters are welcome.

Thanks in advance!
