If you have tenants with bad credit, you can still do a number of things to increase your odds of getting paid if it happens again: 1) select tenants with good character. 2) Provide services that are truly valued and hard to find-- we routinely offer payment plans when our tenants have unexpected emergencies-- this is the ONLY access to any type of credit that many of our tenants have and by-and-large they value and appreciate it. 3) Offer properties that provide great value for the money (who wants to move to a place that provides LESS value?)

If their mess is trash, consider more dumpster space.If their mess is junk mail put two covered commercial trash bins near the mail pickup station.Post a red paper folded in half on their door with tan masking tape at eye level.In it say you will stop by in a day or two to introduce yourself, include a baked cookie recipe, and a silly joke.The next day start door knocking (Saturday might be best).Spend 10 mins with each one just at the doorway, talking about the problems and ask for their help solving them.Ask them if they have any problems too, ie. maintenance way behind schedule, spooky characters in the lot at night, etc..You could also tell them if the problem is fixed in 90 days or so, you will hold a drawing for a $25 gift card to the closest grocery store--but they have to be current on their rent.If it's fixed--pay for the gift card, and do the drawing and let everyone know who the winner is.If it's not fixed, red letter tan tape at eye level, saying its not fixed, so no drawing, but ask the to please keep working on it.You might want to clear the $25 gift card with the owner though, some are pennywise, pound you know what.Note: If you are in a general area with Red/Blue gang territory don't use red paper, just use white printer paper.

Old Homes Pros: Tend to be in better locations closer to amenities and main attractions, more likely to be walkable, often have larger lots, houses and surrounding area have more "character", sometimes they have features like old growth wood and other elements that add value and longevity, no HOAs; Cons: Near endless potential for expensive issues of every type because of the impacts of time, neglect and old building materials and methods, require more work and money to make them modern and appealing, can be tricky to financeNew Homes Pros: Far less maintenance and potential for issues and may still be under the builder warranty if issues do come up, modern design elements and fixtures, often in good well-funded school districts; Cons: Homes and neighbrorhoods have a manufactured feel and less character, lots tend to be smaller because developers want to pack in as many units as possible (especially in high $$$ markets), tend to not be walkable because the areas adjacent to the best attractions/amenities have been built on already, sometimes built with low end materials, HOAs restricting what you are allowed to do to your property
