If its a duplex, odds are in your favor that both units wont go vacant unexpectedly, however if its a single family and it goes vacant, I would tack on an extra month since you wont be getting any rental income.

But really what are the odds that two applicants will be EXACTLY the same, in the end you need to feel comfortable with the person in your investment property and contrary to popular being a jerk IS NOT a protected class so discriminate at will so long as you don't violate any fair housing laws.

I'll admit that I haven't had this come up much, but I don't find it odd that a bank wouldn't want to use a SFR as collateral on a commercial deal.
