The only thing I would personally add is some specificity about how you plan to use/reinvest your profits.These aren't necessarily things your investors will need to know, but it's good to at least think these things through so that when you have, let's say, $40k in your hand you can say to yourself "Ok I'll put $10k towards student loans, $5k towards my car, $15k back into RE, and $10k in savings."

if its vacant and your getting 3 to 4 showings a week which is huge its price or the condition of the property ( condition beat up rental) Price to high given the condition.. has nothing to do with RE agent etc etc.. its a combo of those two things i.. its always those two things.. unless you bought  in a very bad part of town full of rentals .. that could also be an issue .. and if you did then your only out is to rent it and sell for what an investor will give you based on its income and what they are willing to pay for a given income.

IDK I am more frustrated with myself than anything, but we have attorneys, realtor, mortgage broker and RE investor telling us this is BS/scam so why am I still pondering on it lol I guess cause they have a hefty $down payment and my CC on file to deducted monthly fee!
