As for the repairs, they are things like the sprinklers breaking in the back yard, the electrical is wierd on the swamp cooler, there's a leak in the roof - things that the tenant probably didn't cause or is responsible for but it's just strange that in 3 years I had absolutely no problem and they've had problems since day 1 - hence having to foot the bill myself.

I am currently investing in Dayton Ohio. you can buy Rehabbed rental property in workable neighborhoods and can be all in for 2 or 3 bedroom single family 800 square foot properties that sell for 25k to 30k and rent for $550 - $625.
