I have three furnished rentals in very desirable neighborhoods @Daniel Crenshaw I am very thankful that each of these furnished rentals are in a building with another unit, with regular tenants. 

I have no desire to lose money monthly to gamble on appreciation, if I want to gamble I'll buy a lottery ticket.  

In order to get your desired outcome, you must be able to communicate a clear message on what you want.

I'm not the bad guy, rents are always on time, and it deposits directly to the desired account. 

And the desired one to invest in is "warrantable"....that means they keep good books, finances, insurance, aren't being sued, etc.Also, if you are looking for lending in Virginia then try posting to the Virginia forum as well. 

I would narrow my criteria, are you going to target pre-foreclosures with high equity, absentee owners, probate, tax delinquent owners, as in any business system there is a chain of steps, and if you aren’t getting you’re desired outcome, work your back in the chain.

I personally have basic knowledge and a desire to take action and get started.

When your getting started in RE you’ll have no shortage of negative people and chicken littles in your life telling you 857 reasons why it’s a bad idea ,why it’s risky ,why it won’t work ,why you’ll lose money ..etc instead surround yourself with wise counsel and don’t allow your fear of losing money to overpower your desire to be an investor.

You can certainly find towns with cheaper homes, but Colorado Springs is a desirable town that is growing quickly, and will continue to grow for years to come. 

Out of the other cities/states I had properties, Florida would be the most desirable place to be, had I needed to visit any properties.
