It will effect your rate vs a 758 credit score but you should be able to get a loan with that score. 

I love to talk shop about rentals, hard money loans, notes, deals and sweat equity (preferably very little sweat but more effective planning.)

I lean toward the latter—this is more about economic conditions and the lingering post-COVID effects.

Civil Suit they would need to prove damages I believe.

You need to market yourself on social media, you need to direct-mail (and have an effective strategy because everyone is direct mailing), driving for dollars, hunting on MLS, cold calling (skiptrace), going to the REI meetups and connecting, meeting with realtors, talking with wholesalers (and letting them know you're not a tire kicker), etc. 

Property damages?

These deductions were crucial in offsetting the property owner's taxable income, effectively reducing their tax liability.

In general, I suspect the effect is generally moderated unless you live in specific locations that people want to visit. 

The security deposit is approximately 10% of total repairs so it won't cover most of the damages.

Allow showings but, you have to be careful - we do not show homes to anyone who has not provided a photo I.D. and been screened through our validation process and provided a credit card in case of damages.
