Another factor............ sometimes if you want it done right, you need to do it yourself..... for me, sometimes the frustration of hiring someone to do it and then have them F** it up or just do crap work, makes me want to just do it myself.

Anyone gone to one or several of these meetings and can offer a basic tutorial of what is involved on the TAC side and want the owner/builder/developer typically needs to provide.

In just the past month, I've met a handful of clients who match that exact demographic: young professionals who are ready to get their piece of the American Dream, but see how much a piece of crap 1950's tract-home is going to cost them in the Bay Area, and think to themselves "you've got to be kidding."

I know from experiencing my kids downloading crap that this can happen and it's annoying as hell.

After that it's all a crap-shoot.  

I would never entertain sharing garage space, that is a pain, have it bee all or none.Do you have the space or desire to add storage sheds to increase rent if they are using it to store crap rather than vehicles?

Before some regulatory changes a while back, a co-worker of mine here in the Bay Area did a crap ton of business in the Midwest because at the time she could offer Bay Area interest rate pricing across the nation, based on her branch being physically in the Bay Area.

At the end of the day, there are few people who actually give a crap whether you've done well or not, so spend time and energy on the few that do.
