Focus on the tone of the letter being sympathetic.Set property expectations of move-out time and condition of the property, but do so after you have reviewed their lease as that is your guiding agreement with them at this time.

Taking an asset to liquidate is a significant hassle, loaded with additional expenses, time oh-so-mush time, and variables such as potential market movements, changes to condition etc. all these come together to very possibly devouring what your equity positions may be in full or more, leaving no real equity of securitization itself.

I finally received a demand letter from a "nonprofit attorney" representing the tenant, claiming that the tenant was living in uninhabitable conditions—typical for a non-paying tenant, I guess—and now she wants to "renegotiate" the rent and keep living in the same space.She has been filing complaints with various government departments, but all the cases were minor and have been closed.

I would say if you do post it be as detailed as possible minus borrower info re: what's the collateral exactly (estimated value, condition, etc), outstanding balance, state where it's held, terms, performing or non, 1st or 2nd position, payment amount and what you're asking price wise.
