Purchase price: $123,000 Sale price: $250,000 Updated this 3 br/ 3 bath tri-level home - replaced siding, roof, deck, sidewalk, garage door, front door, all interior doors, all cabinets/granite countertops, all new tile in 3 full baths, new paint & flooring.

With clean out (it was a hoarder house), carrying costs, and the high end kitchen cabinets and counters I bought for dirt cheap, I already have $46k in it. 

The cabinets and sink are all on one side.  

Kitchen could probably use some sprucing up - repainting cabinets, new hardware, new appliances.I saw a similar post on here where someone did a similar amount of work for ~15k, though her prices were competitive.

Not to mention that the pipes run up the wall behind the sheetrock, this means that hopefully the framers, sheet rock guys, or cabinet guys have not shot a nail through your A/C pipe which will create a pin hole leak, again get your check book out because you will be paying to top it back off with freon a year from now, and  you still have not got the nail out that pipe.

The paint and floors and cabinets and everything are in good enough shape that I won't do anything besides clean them.

ONe of my clients that I fund in Chicago does a really great job.. they take their homes to the studs each and every time... all new plumbing new Hvac new roof new electrical panel and all new wiring Windows usually.. new insulation sheet rock all new cabinets slab granite counters full ceramic tile. 

I figure with the nicer cabinets, buyers can always change it later.
