Investment Info:

Single-family residence fix & flip investment.

Purchase price: $123,000
Sale price: $250,000

Updated this 3 br/ 3 bath tri-level home - replaced siding, roof, deck, sidewalk, garage door, front door, all interior doors, all cabinets/granite countertops, all new tile in 3 full baths, new paint & flooring. The diagonal, chocolate brown siding was not in bad shape, but it was just a very dated look. The house was built in the mid 80's, but had a 70's look because of the siding.

What made you interested in investing in this type of deal?

I love bringing new life to worn out homes!

How did you find this deal and how did you negotiate it?

A friend of mine lives down the street and knew that the owner had moved out of state and had this house rented. The tenants tore things up a bit, but it also had no updates done since it was built in 1986.

How did you finance this deal?

We used a hard money lender

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I am an agent and would love to work with other investors as their agent.
