I am inexperienced as a tenant and would like to see how the pros conduct their due diligence when renting.I like to drive to a candidate rental neighborhood at night, preferably on the weekend and park, to observe what goes on.

My personal observation in Texas only is that raw land has fallen 50-75% from 2 years ago, although that may understate the decline as there are virtually no comps available for the last year.
